The following is an outline of the architectural services offered by our partner company A11 in collaboration with Terra Group:

•    Project Inception
– The planning of your project starts with  inception and conceptual vision. Working together with us you will share your project’s core needs and work towards realizing your design vision.

•    Schematic Design – During this stage we will  prepare preliminary design concepts based on your requirements and budget. This allows both parties to explore best options and see the project from an illustrative angle. Our lead architect will then review these concepts with you and respond to your input.

•    Design Development – The design development stage refines the agreed upon schematic design for a clearer definition of the scope and quality of the finished project. Further cost projections will then allow us to determine how closely the design conforms to the budget restrictions, and if any adjustments are required.

•    Construction Documents – When the design development has been agreed and signed off by both parties, we then prepare construction drawings and specifications. These are required to obtain the necessary  building permits from local authorities, and to guide our construction teams and contractors during the construction phases.

•    Construction and Contract Administration – Our lead architect will consult with you and offer ongoing advice during construction. Regular site visits help determine if the construction is proceeding in accordance with the design, and that design, materials, and workmanship meet or exceed agreed standards.

•    Substantial Performance of Construction / Occupancy Certificate – As your architect, we will provide regular progress reports during all phases to keep you informed and shall remain involved and committed until the project is completed.
